You know….? In Hindsight, I am frankly stunned that the Treasure Bird didn’t explode by the proximity to all that high value Ore… 
You need to think out of the box—or within the personal item box. Is there any reason she cant put the dungeon core in his person item space (with permission) and or buy some horrible slum shack and leave it looking terrible but have secret doors leading from the cellar that she can make super comfy.
maybe she can make a pure water lake and grow fairy berries by the acre—even invite the fairies to live there if its possible.

Now he can make a custom dungeon with the items he makes as drops in where he can put the monsters that the “heroes” party has caused to move and that way he can get passive gold and items drops in exage cuz the adventurers are gonna kill the mobs but the drop items and money are gonna be there for him.
